Land and building
Land & New Construction
From finding the right property to bringing your new home to life.
Where we start
There is something exciting about building a new home. There are so many possibilities, but also plenty of decisions to make before construction even begins.
Whether you already have a vision for your home or are just beginning to explore the possibilities, I'm here to help you understand the process, connect with the right professionals, and make decisions with confidence.
And if you're not sure where to begin, that's perfectly fine. We can start there.

Finding the Right Piece of Land

Finding buildable land in desirable areas of Central Pennsylvania can be challenging. And sometimes, the right property isn't listed for sale.
I spend a great deal of time researching properties, exploring possibilities, and reaching out to property owners when appropriate. In fact, more than half of my clients who have purchased land for custom homes found their properties through opportunities I helped uncover outside the traditional listing market.
I genuinely enjoy this part of the process. There's something rewarding about finding a property that wasn't even being considered for sale and helping someone see what it could become.
Understanding What You're Buying
A beautiful piece of land doesn't necessarily mean you can build the home you have in mind.
Zoning, easements, septic feasibility, stormwater requirements, and site development costs are just a few of the factors that can significantly affect a property's possibilities and your budget.
This is where my experience with land purchases becomes especially valuable. I work with engineers, surveyors, septic specialists, builders, and township officials to help my clients evaluate properties before making a commitment.
I coordinate appointments, facilitate communication, and bring the information together so we can understand what is possible, what limitations may exist, and what additional costs could be involved.
Each professional brings expertise that's essential to the process. My role is to connect the pieces, keep things organized, and help you make sense of the findings.
I want you to understand what you're purchasing before you own it, not discover costly surprises afterward.
Exploring Your New Construction Options
Not every new home starts with a vacant piece of land, and not every builder offers the same experience.
Some buyers prefer an established community with available homesites and floor plans, while others want the flexibility of a completely custom home.
There are advantages to both approaches, and the right choice depends on your priorities, budget, and expectations.
I'll help you explore the possibilities, understand the differences in how builders work, and determine which direction makes the most sense for you.
Building a Home Around the Way You Live

One of the first things I want to understand is why you've decided to build. What's not working in your current home? What have you always wanted? How do you envision living in your new space?
Those conversations become an important part of the planning process as we work with your builder and other professionals to bring your ideas together.
My interior design background allows me to contribute another perspective when reviewing floor plans, room layouts, lighting, storage, finishes, and the way spaces connect. I enjoy helping clients think through how their home will function in everyday life, not just how it looks on paper.
I also bring a real estate perspective to design decisions. Your preferences always come first, but if a particular choice could affect the home's future marketability, I'll share that perspective.
Building a home involves hundreds of decisions, and priorities can sometimes get lost as plans evolve. Because I've been part of those early conversations, I can help keep the things that matter most to you in focus.
If a proposed change affects something that was particularly important to you, I'll make sure we revisit it together and understand the options before moving forward.
Working Together Throughout Construction
A successful building experience depends on good communication, realistic expectations, and a team that works well together.
I attend builder meetings and selections appointments, stay involved in communication, and visit the property as construction progresses. Having been part of the conversations from the beginning, I can help maintain continuity as plans develop and decisions are made.
I understand that builders are managing construction schedules, subcontractors, materials, budgets, and countless details behind the scenes. I respect their expertise and the responsibilities they carry.
My role is to help keep communication organized, follow up on outstanding items, and make sure my clients understand what's happening and what to expect along the way.
When questions or challenges arise, I work with the builder and other professionals to understand the situation, explore options, and find practical solutions.
I'm there to advocate for my clients while contributing to a positive, productive working relationship with everyone involved.
I genuinely love watching a home take shape and seeing the decisions we've made together become a place my clients will call home.
My Experience with Central Pennsylvania Builders
Over the years, I've developed relationships with a wide range of builders throughout Central Pennsylvania, from large production builders to smaller custom home builders.
I've worked alongside many of them on homebuilding projects and spent considerable time meeting with others, discussing their processes, exploring their capabilities, and getting to know the quality of their work.
That experience helps me understand what different builders offer and recognize which ones may be a particularly good fit for a client's needs and expectations.
Here are some of the builders I've worked with and gotten to know:
- Copenhaver Builders
- FoxBuilt, Inc.
- Yingst Building Group
- CTS Renovations
- Cornerstone Custom Builders
- Roland Builder
- Musser Home Builders
- Landmark Homes
- Keystone Custom Homes
- Berks Homes
- Ryan Homes
This is just a sampling of the builders I know throughout the area. Whether you already have someone in mind or are starting from scratch, I'm happy to help you explore your options and find the right fit.
Let's Talk About Your Plans

Wherever you are in the process, I'd be happy to talk through your ideas and help you explore what's possible.
