Selling
Selling Your Home
A successful sale starts long before your home goes on the market.
Where we start
Selling a home involves more than choosing a price and putting up a sign. It's about understanding the property, preparing it thoughtfully, reaching the right buyers, and making informed decisions from the first conversation through closing.
My approach is tailored to your home, your timeline, and what matters most to you.

What Selling with Me Looks Like
Getting to Know Your Home
Before I recommend a listing price, I want to see your home firsthand.
I'll take the time to understand its condition, improvements, major systems, and the features that make it unique. We can certainly discuss your expectations around price during our first conversation, but I believe a well-supported recommendation starts with understanding the property itself.
Reducing Surprises Before We List
I'm a strong believer in professional prelisting home inspections. In fact, I believe in them enough that I pay for one for my sellers.
The inspection is entirely your choice, but I strongly recommend it. Knowing about potential concerns before your home goes on the market gives us an opportunity to address issues, plan appropriately, and be transparent with buyers from the beginning.
It can also help reduce unexpected complications and inspection-related renegotiations after an offer has been accepted.
Pricing Your Home
Pricing involves much more than looking at a few comparable sales.
I consider your home's condition, improvements, major systems, location, current competition, recent sales, and buyer activity in the market.
I'll provide the research, explain my recommendations, and work with you to determine a listing price that supports your goals.
Preparing, Staging & Marketing
Every home has something worth highlighting, and you don't need a perfectly updated or beautifully decorated home to work with me.
My interior design background helps me recognize ways to make the most of what a home already offers. Sometimes rearranging furniture, simplifying a room, or making a few inexpensive updates can make a big difference. Other times, more extensive preparation or staging may be worth considering.
I'll walk through your home with you, offer suggestions, and help prioritize what makes sense for your property, your budget, and your timeline. Not every improvement is worth the investment, and the decisions are always yours.
When your home is ready, professional photography, carefully written listing descriptions, and a marketing plan tailored to your property help us showcase it to potential buyers.
I also promote my listings directly to local real estate agents who may be working with buyers looking for a home like yours.
Evaluating Offers & Negotiating
The highest offer isn't always the best offer.
I look carefully at financing, contingencies, appraisal considerations, deposits, settlement dates, and the overall strength of each offer.
I also research unfamiliar lenders and often speak with them directly to better understand a buyer's financing and readiness to move forward.
I'll help you evaluate the complete picture, not just the purchase price.
My goal is to negotiate terms that best support your priorities. I believe professional, respectful communication often leads to better results, but I'm also prepared to stand firm when necessary.
From Contract to Closing
Accepting an offer is an important milestone, but there's still plenty to do.
I'll monitor deadlines, stay in communication with the professionals involved, follow up on outstanding items, and keep you informed as we work toward settlement.
When challenges arise, I want to address them early rather than let them become last-minute surprises.
Getting an offer is only part of the job. I don't consider my work finished until we've made it to the closing table.
Luxury & Distinctive Homes
Representing luxury and distinctive properties requires an understanding of what makes these homes exceptional, along with the experience to position them appropriately in the market.
As a Keller Williams Luxury agent, I've had the opportunity to represent numerous million-dollar and custom homes throughout Central Pennsylvania. My experience includes working with unique properties, understanding the craftsmanship, quality, and design details that set them apart, and developing thoughtful pricing and marketing strategies that reflect their individual characteristics.
I've also been recognized for achieving one of the highest average sales prices within my brokerage and have been a member of the Keller Williams Diamond Club.
Whether you're selling a custom-built home, an established luxury property, or something truly one of a kind, I bring the experience, attention to detail, and market knowledge these properties deserve.
Fair Housing Matters
I believe everyone deserves to be treated with fairness and respect throughout the real estate process. I take Fair Housing laws seriously and am committed to upholding both the law and the principles behind it.
I will always advocate strongly for my sellers, but I will never participate in discriminatory practices or decisions that compromise those principles.
Thinking About Selling?
Whether you're ready to list or just beginning to consider your options, I'd be happy to talk about your home, your timing, and what you'd like to accomplish.
